Please note - the final price shown is the cost of the reservation INCLUDING the housekeeping deposit (which is refunded to you after your stay). Please take this into account when booking, as it can be a little confusing at first.

During high summer season we offer 7 night minimum stays with Friday check in.

Please use the calendar to select the dates you wish to book.
You do not pay anything until your booking has been confirmed by us. Once your enquiry is sent this provisionally blocks the dates so no one else is able to book them. On receipt of your enquiry we will respond as soon as possible. A 25% deposit is required within 4 days of you submitting your booking request to us, or your booking request will be cancelled and the dates will become available again. Full payment is required 8 weeks before you are due to arrive. If payment is not received within this time it will be treated as a cancellation and full T&Cs will apply.

Low: £90 per night
Mid: £100 per night
High: £120 per night (no weekly discount on 7 night min stays)

We have a cleaning charge of £50 per stay.
​Dogs are charged at £20 per dog per stay.

Why extra charges? We prefer to charge a lower nightly rate with a fixed charge than absorb this cost into our overall nightly rate. As these are fixed costs for us, this means guests pay the same whether they stay for 3 nights or 14 nights, or whether they bring dogs or not. We do not ask guests for the full cost of cleaning and laundering our property - just a small contribution to help us keep our prices fair and competitive.

There is a fully refundable housekeeping deposit of £200 (this is returned after your stay)

If your cancellation is more than 16 weeks from time of booking 100% refund minus £50 administration fee.

More than 4 weeks from time of booking - 25% of booking (deposit) will be charged.

4 weeks or less from time of booking - 50% of booking will be charged.

1 week or less - 100% of booking will be charged.

Cancellation Policy
If you need to cancel your holiday please contact us as soon as possible by email or phone and inform us of the reason for your cancellation.
In the first instance we will offer to move the dates of your holiday free of charge.
If the cost of the new chosen dates is higher you will be asked to pay the difference. Payment must be made within 5 days of the change of date or we will presume you wish to cancel, your booking will be cancelled and full cancellation T&Cs will apply (see below). We are unable to refund the difference if the cost is less than your booked dates.
If your original holiday dates are more than 16 weeks from time a change of date is confirmed normal cancellation policy will apply to your new dates.
If your original holiday dates are less than 16 weeks from when you confirm a change of date, the holiday will become non-refundable and 100% of booking will be charged if you wish to cancel a second time.
In the event of cancellation a charge will be made.

If your cancellation is more than 16 weeks from the date of your arrival 100% refund minus £50 administration fee.
Less than 16 weeks from the date of your arrival - 25% of booking (deposit).
4 weeks or less from the date of your arrival - 100% of booking.
Any housekeeping deposit paid will be refunded in the event of cancellation.
If the cancelled dates are rebooked a discretionary payment may be made to the holidaymaker and this will be determined at the time, taking into account amount retained for cancellation and value of nights rebooked.
We strongly recommend you take out holiday cancellation insurance.
